Ready Set Sold with Bryan Vogt #07-05: Kelly Etheridge RE/MAX Preferred #2: Recap and Preview of Next Week: Inspections

July 8, 2017

Bryan Vogt: Welcome back everyone. Thanks so much for joining us, Ready Set Sold. Let’s kind of recap now what we talked about and these are really important things to keep in mind. We talked about the money situation, getting your house sold for top dollar and fast. The outside, you want the outside, or I should say maybe in most cases the inside to match the outside. Again, look at getting your lawn mowed, and Kelly talked about the fact is you literally … People just say next and they move on.
Getting that door, your front door locked. Okay, I know we’re laughing about it but again, it can be raining, okay, I’ve known that happen. Okay, yes, back in the years, I’ve had that happen too. It’s pouring down with rain, you can’t get in that front door, okay, that is not a funny thing. Okay, it’s funny maybe hours afterwards but not during that time. That’s not what you want so getting that front door, making sure the … shall we say the Fido or F bombs are all picked up and making sure that’s taken care of. It sounds like a simple thing but a lot of time sellers don’t realize that and that can create huge problems.
And making sure that on listings, when you’re getting listing done, if you don’t have certain things done, it’s not the end of the world. But you really want to have this set up for the pictures though. The pictures is the first thing that people are going to see. They’re going to find that on their phone and that becomes so important to make sure that you’ve got the pictures matching what they see. And then maintaining it. Ideally, top dollar, fast sale you don’t have to [inaudible 00:01:45] and be out there trimming the bushes and doing this maintenance thing, the trees and what have you.
You get your house sold, it’s less work to get out of it. You can not lose.  Again, once you have your house under contract … unless you want to have showings and that’s fine … there’s kind of relief, you know, we’re kind of done and we’re happy and we’re moving on. The pressure’s off and we can live in our house again. Those are things we have. There are so many other things that we could talk about on the outside. Thanks so much Kelly for being here. She’s a fantastic-
Kelly: Oh, thanks for having me.

Also, keep in mind that next week … and I’m really excited about … we skipped this one over just because a lot of people were asking about pricing and things like that and we going back to it. We’re going to step five, having your house pre-inspected can put more money in your pocket. So many sellers freak out … even buyers sometimes, you’d be surprised how many times that happens … of having the dreaded home inspection. We’re going to give you some fantastic tips and ideas not only can make more money from it, but also how not to be so fearful of it. So you want to make sure that you stay tuned to that next Saturday it’s going to be 11:00 am to 12 noon as it is every Saturday.
