Bryan Vogt: Welcome back to Ready, Set, Sold. I am Bryan Vogt and I am with Kelly Etheridge and Kathy Popovich of our real estate team. Thank you so much guys for joining me today.

Bryan Vogt: We did our promo, our radio ad for the holidays, that was fun.
Speaker 2: Yep.
Bryan Vogt: If you saw us on Facebook live earlier this week, it’d be Tuesday, everyone had their holiday clothes on except yours truly. I thought that I didn’t have anything to wear.
Speaker 2: He’s dressed like a reindeer.
Bryan Vogt: Reindeer, that’s good. I’ve got a little bit of a red nose, so that’s all good. With that said, I want to again thank them and thank you guys for listening to us. I’m so happy that you spend some time with us this busy holiday weekend.
I want to give the tip of the week, and I think this is probably the most important tip when it comes to this time of year. The main reason, and this is a person and professional reason that I have, opinion I should say, the reason why people don’t put their house on the market is they’re talking to the wrong agent.
We’ve seen this happen so, so, so many times. That either the agents, number one aren’t familiar, they don’t have the background, they haven’t had experience like we have for almost two decades of selling in this time of year so they don’t know what to expect and they can’t let their clients know what to expect.
Number two, and that’s kind of simple is that they had believed in all the myths that we’ve just talked about in this program, that you can’t put up holiday decorations, which is simply untrue, that having your house in great physical order, it’s going to be really made up well is a good thing. And yes people come into the holidays but that’s usually in the evenings and usually we’re getting more daytimes, Saturday and Sundays and earlier and earlier in the later afternoons. All those come into play.
But the third reason why realtors don’t, and this again my professional opinion is, they don’t want to work during the holiday season, it’s just that simple. I’m not saying everyone, and trust me when I say this, I’m not saying everyone but I’ve been in the business for a long time and there are a lot of realtors that about two weeks before November, take off.
Now they may have listings, okay, and they’ll usually kind of tell their sellers that, well it’s the holiday season, not much is going to happen, which I don’t know what the sellers’ response is because we talked about cost of every month it’s costing them two to three thousand dollars so by then being on hiatus, that’s not usually a good thing. Two or three months can add up to $10,000 loss but whatever. And they come back to it January 15th.
So again if you have an agent that tells you that tells you that this isn’t a good time to put your house on the market, for whatever reason, my biggest tip is make sure you contact a few more agents, you know one or two, to where someone that is excited about putting your house on the market, that is enthusiastic and confident that they can sell it, because that’s the name of the game. If you’re working with someone and they say they’ll do it but they’re apprehensive or they’re scared, that probably isn’t going to be a good fit.
