In fact, in my almost 20 years of selling real estate, I have found the number one reason a house doesn’t sell is because of marketing. Yes, price,condition, and location are factors too. But if your agent doesn’t have a GREAT marketing plan for your house. Your chances of getting top dollar and a fast sale go way down. Or worse, no sale at all! Here are the 3 must ask questions sellers need to ask  their agent about their marketing plan for your home. Before signing on the dotted line!
1. Will my house be on Google?
Google is the number one search engine in the world! Don’t you think your house should be on there?! NOTE All agents will put your house on Zillow, Trulia, Realtor.com etc. That’s fine. But if they can’t get your house on Google. Or worse don’t know what your talking about! Then you have the wrong agent! Next!!!
2. Where will my house be on Google and is it easy to find?
Don’t let your agent tell you that you will be somewhere on the internet If your house is not on the first page of google. Then your not on google! Who looks for anything on the second page? 
3. What will be in the video of my house on Google?
The video should not only highlight the top 5 feature of your house. But give them a sense of the community they are buying also. Buyers love that! It should feature the city or town  of course. But also the schools and parks in the area. Also highlighting the subdivision your in is very important. Plus other features of your location, that is going to make your house stand out from the competition!

Don’t sell yourself short! You should expect your agent to get you maximum exposure for your house. If they can’t answer these questions. Find and agent that can!!
