Speaker 1: Welcome back. Thanks so much for joining us. Hey, we want to recap what we talked about, the important things we talked about and that is lighting. How important lighting is. It just is and then having sun light, natural sun light. It’s so, so, key. Creating spacing. Taking a piece of furniture out of each room is a good rule of thumb. It doesn’t always, you may not have to, but it’s a good rule of thumb to think about. Also, making sure the closet space. That’s so, so important. Cleanliness.
Okay, again, we’re just going to go with the idea that that’s going to be taken care of, but you really need to make sure that your house is clean. It doesn’t matter what price range is, buyers love that. An understanding is that you’re, think of it as you’re inviting friends over. Okay, just inviting friends over and you want to showcase your home and that’s how you should be looking at getting your house staged with.
That’s why getting it done in the morning and again, if you have to bribe your kids and you have to bribe the dad and I say that only because traditionally the mom or the wife tends to do most of this work. Shouldn’t be that way, so wives out there get the guy going too. He may lose some privileges too, so I’ll leave that alone, but those are the types of situations that you want to make sure you’re putting yourself into.
Again, the reason why you’re doing this work, two reasons. Many times that’s how you’re going to get a fast sale and you’re going to get top dollar. It’s not only that we want to do this work, but there’s a payoff in the end. Buyers and sellers that don’t do that can have some serious problems. It can cost them monies that they don’t even know they’re losing and that’s the thing.
Spacing is one of them. They’ll buy the home, but they’ll take off X amount of dollars. We’re talking about thousands of dollars because they perceive the bed room being too small, when in fact it’s not. They perceive that the closet space isn’t there, so you know they’ll settle, but they’re going to take a couple of thousand or even more off for that. Those are the things that people need to know and make sure they’re aware of and moving forward with that. The last thing I told you, I said it was going to be something kind of big. Pets. All right, very simply, pets. Cage your pets. Cats, dogs, just do it. Okay, I could probably talk about three more hours about those situations and it doesn’t end up pretty. Just cage those.

Speaker 2: Well, on pets and cats particular, keep your litter boxes hidden please.
Speaker 1: Yeah.
Speaker 2: You want to make sure you depersonalize. Remove your pictures, your sports teams, I know we all love our sports teams, but you want to create the illusions that these buyers can move into your home and be themselves and it be their home.
