Should you sell your house during the COVID-19 pandemic?

Hi everyone! Even though the pandemic is not over and there is no set time when it will be over. There does appear to be more and more good news coming out about it daily. And as far as the Metro East St. Louis real estate market. It is going very well! I know. Because, I am busier than ever! And just so you know the Metro East is not unusual in the success that it is having. I recently started having monthly conference calls with other top agents across the country. So I could better inform my clients of any challenges that might be occurring in their markets and how we can figure out a way to work through those challenges However I am happy to report that top agents From the east coast to the west coast and all parts in between are also having great success in their markets!

Should you sell your house during the COVID-19 pandemic? The answer in my professional opinion is yes

Now first let me start there have been some changes to the selling and buying process.

Keep social distancing. Only one set of buyers at a time can view a home.

Appraisers Title companies and Home inspectors are open for business!

Home inspectors are limiting the inspections to just the buyers. No family or friends.

No occupancies permits are being issued. But buyers will be able to move in. And city and counties will issue them later after this all ends.

Marketing will be different. You will want and agent that is great with video. For doing online open houses. And to shoot plenty of video for buyers that may not choose to go into your house. I recently just sold a home to some buyers by using video alone!

The main reason to put your home on the market is the uncertainty of the market.

2008 is the only thing that even comes close to what is going on. And no, it’s not the same. But back then. The market took its nosedive in November. Giving agents time to be able give sellers data in the Spring market on what to expect.

We have nothing to go by in this market!

My concern is that we will have an avalanche of houses on the market that will exceed the number of buyers looking to buy. Not just the spring market. But sellers that were planning on selling sometime in 2020.

Keeping some sellers from selling at all. And having to wait till 2021 and who knows what that market could look like?
